It can, though anyone quoting you a percentage is guessing. What is reliable is that a well built, insulated room reads as usable space to a buyer, while a shed with a plug socket does not. If it contains sleeping accommodation, the completion certificate is what a buyer’s solicitor will ask for, which is a strong argument for doing it properly first time.

Yes, and that is the difference between what we build and a summerhouse. Proper insulation and airtightness keep the heat inside, so a small heater deals with a cold morning rather than running flat out all day. Ventilation is designed in at the same time, because a sealed room without it goes damp within a couple of winters.

Working from home is the most common by a distance, and a fully insulated studio is ideal for offices in a way a converted shed never manages. Not under permitted development, though a friendly word is worth it if the building will sit near a shared boundary. Where an application is needed, neighbours are consulted as part of the process. Most objections come from noise or overlooking rather than the building itself, so we think carefully about where it sits and which way the glazing faces.

Yes, and it sits separately from planning. Newer developments around Upton, Grange Park, Wootton Fields, Collingtree and Buckton Fields commonly carry restrictive covenants or run their own approval process for anything built in a garden. It happens. Northampton has a number of designated areas, including parts of the town centre, several Victorian suburbs and many of the ironstone villages around the town. Permitted development rights can be tightened inside them, so we check your address before drawing anything.

West Northamptonshire Council. It replaced Northampton Borough and the old county council in 2021, and now handles planning and building control as a single unitary authority covering Northampton, Daventry and Towcester. Cross past Wellingborough, and you are into North Northamptonshire, which is separate. We install garden rooms throughout both, so either is familiar ground.

Most outdoor buildings of this kind are permitted development, as long as the building is single-storey, sits behind the front wall of the house, covers no more than half the land around the original house, and stays inside the height limits. Those are 4m for a dual pitched roof, 3m for anything else, and 2.5m if any part is within 2m of a boundary. Conservation areas, listed buildings and flats follow different rules.

We work through the house. It is one of the most common situations in Northampton, because the Victorian terraces went up without side gates. It varies more here than most places. Northamptonshire sits on a mix of ironstone, limestone and clay, and which you have can change within a few streets. Clay is the one that matters, because it swells in winter and shrinks in summer, so the base has to be designed around that movement. Our buildings are light enough that ground screws often outperform a concrete slab, cost less and leave your lawn largely intact.

It moves through the year, and you will get a straight answer rather than what you want to hear. Groundworks are weather sensitive, so a winter start can slip in a way a spring one does not. We give a realistic date at quote stage and ring you if anything changes.

We build with structural insulated panels, which give you a stronger, warmer shell than a stick-built timber frame of the same thickness. Externally, you can have a wooden finish such as western red cedar, which weathers to a soft silver, or a low-maintenance composite cladding if you would rather not treat anything. Composite garden rooms cost a little more up front and give the time back in weekends you do not spend with a brush.

Every one is bespoke. We do not sell a range of garden rooms with fixed footprints, because a bespoke garden room designed around your plot will always use the garden space better than something picked from a brochure. Layout, glazing positions, roof profile and internal space are all decided with you. That is the point of a design and build service rather than a delivery and fitting one.

Small things, usually yes, and we would rather you asked than lived with something you did not want. Bigger changes cost more once materials are cut or ordered, which is why we push for detail at design stage. Deciding where the sockets go while the walls are open is free. Deciding after they are plastered is not.

The figure in your written quote is what you pay, unless you ask us to change something. That is why we spend longer at the first visit than most: reading the ground, tracing drains, checking access and looking at trees is how you avoid variations later. Nobody enjoys a phone call that starts with the word unfortunately.

Our own tradesmen, and largely the same faces from start to finish. We are not a company that sells you a building then hands your address to whoever is free that week. The person who prices your job is involved while it goes up, which is the main reason things do not get lost between the quote and the build. Our design team and our fitters work for the same firm.

Possibly, but check first. Northampton has a lot of these, left over from the boot and shoe trade when outworkers made shoes in small workshops behind the terrace. Plenty survive around Far Cotton, St James, Kingsley and Semilong. Some are locally listed, some sit inside a conservation area, and a few are the reason the conservation area exists. Get the council’s view before anything comes down, because a demolished one cannot be put back. In some cases, repairing it beats replacing it, and we will say so if that is what we think.
