What about a flat roof versus a pitched roof?

Under permitted development, a dual pitched roof can reach 4m overall, while flat roofs and other roof styles are limited to 3m. Neither may exceed 2.5m within 2m of a boundary. Your choice depends on your garden room design, desired appearance and intended use. A flat roof suits a modern garden room or contemporary garden room, while a pitched roof creates a greater feeling of open space and allows more natural light.
