Is a self-build kit cheaper?

On paper, yes. In practice you are buying a shell and taking on the groundworks, the electrics and the finishing yourself, or finding and coordinating three trades to do it. By the time all of that is priced, the gap narrows sharply, and the parts you cannot see afterwards are the ones that decide whether the building still performs in ten years.
