How close to the fence can I build?

You can usually build a garden room right up to the boundary under permitted development, but anything within 2m of the fence cannot exceed 2.5m in overall height. If your garden room falls between 15 and 30 square metres, remaining at least one metre from every boundary is one way to retain the building regulations exemption. Measurements include roof overhangs, not just the walls.
