Do they need building regulations approval?

Not typically below 15 square metres with no sleeping accommodation. Between 15 and 30 square metres it depends on the boundary distance, and because SIPs are combustible the building needs to sit at least a metre from any boundary to stay exempt. Above 30 square metres, approval is required regardless. Electrical work is certified under Part P at any size.
