Can you build a granny annexe?

We can, though it is a different sort of project. Garden annexes with a bed in them need full building regulations approval whatever their size, and the planning position has to be settled separately. It is entirely doable and we manage the approvals as part of the job, but say so at the outset so we take the right route from the start.
